From pricing and preparation to marketing, negotiation and closing, I help homeowners throughout Denton County build a selling strategy around their actual goals—not a one-size-fits-all listing plan.

Selling a home is part pricing strategy, part presentation, part marketing and part negotiation.
The best results usually happen when those pieces are planned together before the home ever hits the market.
I work with sellers throughout Denton County to understand the market, prepare the property, position it against the competition and create a marketing plan designed around the home—not around a generic checklist.
That might mean preparing for a traditional launch, selling while purchasing your next home, navigating a relocation, evaluating an off-market opportunity or simply figuring out whether selling makes sense yet.

Every property and every homeowner is different, but a successful sale usually starts with the same fundamentals.

We start with your property, your neighborhood, recent comparable sales, current competition and your timeline. The goal isn't simply to pick a list price—it's to understand where your home fits in the market.

I'll help you determine which improvements, repairs, staging decisions or cosmetic updates are worth considering—and just as importantly, which ones probably aren't worth the money (Trust me there's quite a few of those).

Professional presentation, compelling photography, digital marketing, social media exposure and thoughtful positioning help your home compete for attention before buyers ever walk through the door.

Offers are about more than price. We'll evaluate terms, financing, contingencies, timelines and risk so you can make informed decisions from contract through closing. I want to empower you to make educated decisions!
The first battle isn't getting someone through the front door.
It's getting them to stop scrolling long enough to care.
That's why my listing strategy combines traditional real estate marketing with the same digital tools I use every day to reach buyers online.

Photography, property positioning and listing copy designed to make the home easy to understand and easy to remember.

Property-focused video and social content designed for the platforms where buyers already spend their time.

Strategic distribution across the major real estate platforms and digital channels available for the property.

Messaging built around the neighborhood, community and lifestyle—not simply the number of bedrooms and bathrooms.

Whenever appropriate, marketing that answers the questions buyers are already asking about the property and surrounding area.

We monitor buyer feedback, showing activity, competing listings and market response instead of simply waiting for something to happen.
One of the biggest mistakes sellers make is assuming that preparing a home for sale means fixing everything. It doesn't.
The goal is to understand what buyers in your price range actually care about, what competing homes offer and where your money is most likely to make a difference.
Prioritize repairs or improvements that could affect buyer confidence, financing, inspections or perceived condition. Need a set of eyes to help you? I sure can
Not every upgrade produces a meaningful return. Sometimes cleaning, decluttering and presentation matter more than remodeling.
Your online presentation is often a buyer's first showing. The property should be ready before the photographer arrives—not afterward.
Want Me to Walk Through Your Home?
I don't just sell homes in Denton County—I live here, work here and pay attention to what's happening in the communities I serve.
For sellers, that matters. Marketing a home isn't just about bedrooms, bathrooms and square footage. It's understanding the neighborhood, the competition, what buyers are looking for and how to communicate what makes your location worth considering.
My focus is Denton County, with particular experience throughout Argyle, Denton, Flower Mound and the surrounding communities. But I serve the entire DFW Metroplex.

Online estimates can be a useful starting point, but they can't see your renovations, lot, condition, finishes, location within the neighborhood or how your home compares with the properties buyers are considering right now.
A useful home valuation requires context.
I'll look at your property, recent comparable sales, active competition and current market conditions to help you understand a realistic range—and what could potentially move that number.
For many homeowners, selling isn't the complicated part. Figuring out how to sell one home while buying the next one is.
Should you sell first? Buy first? Make the next purchase contingent? Consider temporary housing? Keep the current property as a rental?
There isn't one correct answer. We'll look at your equity, financing options, timeline and risk tolerance and build the sequence that makes the most sense for you.
Denton County isn't one real estate market.
Buyer expectations, inventory, price ranges, lot sizes, schools, commute patterns and neighborhood competition can look very different from one community to the next.
My work is concentrated throughout Denton County and North DFW, including communities such as Argyle, Denton, Flower Mound, Lantana, Northlake, Bartonville, Double Oak, Corinth, Lewisville and surrounding areas.

Selling a home in Argyle requires understanding everything from established acreage properties to master-planned communities and newer construction.

From established neighborhoods near UNT and TWU to newer development throughout north and south Denton, pricing and buyer expectations can vary considerably.

Flower Mound sellers compete within one of southern Denton County's most established residential markets, where neighborhood, schools, condition and presentation can significantly affect buyer demand.

How do I know what my Denton County home is worth?
The best starting point is a comparative market analysis using recent sales, current competition, neighborhood trends and the specific condition and features of your property. Online estimates can provide a rough reference, but they often miss important details that affect what buyers may actually pay. I'm always happy to take a look for you.
Should I renovate my house before selling?
Sometimes, but not automatically. I recommend looking first at the condition of competing homes and identifying improvements that could materially affect presentation or buyer confidence. In many cases, smaller improvements, repairs, cleaning and staging can be more useful than a major renovation.
When is the best time to sell a home in Denton County?
Spring and early summer traditionally receive a lot of attention, but the best timing depends on your specific neighborhood, competition, price range and personal timeline. Homes sell throughout the year, and sometimes lower inventory outside peak season can work in a seller's favor.
Should I sell my current home before buying another one?
It depends on your finances, available equity, financing options and comfort with risk. Some homeowners sell first, others purchase first, and some structure a transaction around contingencies or temporary housing. I help clients compare those options before deciding on a strategy.
How long does it take to sell a house?
There isn't one universal timeline. Price, condition, location, competition, buyer demand and financing can all affect how quickly a property sells. Before listing, we'll look at recent local activity to establish reasonable expectations for your specific home.
How much does it cost to sell a home?
Seller expenses can include brokerage compensation, title-related expenses, repairs, concessions, moving expenses and other transaction costs depending on the sale. Before listing, I can prepare an estimated seller net sheet so you can see what the transaction may look like financially and what you would stand to walk away with at the closing table.
Do I need to stage my home?
Not every home needs professional staging, but nearly every home benefits from thoughtful presentation. That can include furniture placement, decluttering, lighting, cleaning and simplifying spaces so buyers can understand how the home lives.
Can you help me sell a home in Argyle, Denton or Flower Mound?
Yes. I work throughout Denton County and North DFW, with a particular focus on Argyle, Denton, Flower Mound and surrounding communities. I service the entire Dallas Fort Worth Metroplex, but have a special place in my heart where I live.
