Here are some of the things I encourage buyers to understand before choosing a home.

Two similarly priced homes just a few miles apart can have very different property tax bills.
Tax rates may vary based on the city, county, school district and special taxing districts.
For new construction in particular, don't evaluate affordability using the mortgage payment alone.

An Argyle mailing address doesn't automatically tell you the school district, municipality or neighborhood characteristics.
The greater Argyle area includes several municipalities, developments and school boundaries.
The address is only the beginning.

Walking into a builder's model home feels different from buying a resale property—but the salesperson represents the builder.
I help buyers compare builders, developments, incentives, lot premiums, contract terms and resale considerations before making a decision.

Master-planned communities often provide substantial amenities, but buyers should understand the complete ownership costs associated with the property.
That may include:
- HOA dues
- PID assessments
- MUD taxes

Is Denton County a good place to buy a home?
Denton County offers a wide range of housing options, from established neighborhoods in Flower Mound and Denton to newer master-planned communities around Argyle and Northlake. The right area depends on your budget, commute, lifestyle and priorities rather than one community being universally “best.” Quite often after a conversation and touring a few homes, we get a good sense of what area is right for you.
What are some of the best places to live in Denton County?
Popular areas include Argyle, Flower Mound, Denton, Northlake, Highland Village, Lantana, Bartonville, Corinth and Double Oak. Each offers a different combination of housing, location, amenities and lifestyle. The best fit depends heavily on what you're looking for. And of course, there are other areas and cities in Denton County as well as the rest of the DFW Metroplex that may be a good fit. It really depends on your search criteria!
Is Argyle, Texas a good place to live?
Argyle is popular with buyers looking for access to southern Denton County, newer communities, larger properties and a smaller-town atmosphere while remaining connected to the broader DFW area. Buyers should pay close attention to school boundaries, property taxes and the differences between communities carrying an Argyle mailing address. The area is growing up, more shopping and restaurants are opening, and infrastructure is beginning to be improved. The school district in Argyle is one of the highest rated in Denton County.
Should I use a Realtor when buying new construction?
A buyer's agent can help evaluate builders, communities, incentives, lot premiums, contract terms and resale considerations. The sales representatives inside builder model homes represent the builder, so buyers may want their own representation before entering into a contract. With me in your corner, we'll ensure you get a great deal and know every step along the way including inspections, troubleshooting, financial side, and walk-throughs.
How much money do I need to buy a home in Texas?
The amount depends on the loan program, purchase price and closing costs. Some buyers use low-down-payment financing while others choose larger down payments. Talking with a lender early helps establish a realistic budget before beginning the search. And don't worry, I can walk you through all of that. There are zero down-payment programs and different loan structures to make an ideal buying situation. But it really comes down to what works best given your debt, income, and budget - I'm mindful of making sure you're comfortable with the numbers.
Do property taxes vary throughout Denton County?
Yes. Property tax rates can vary between municipalities, school districts and special taxing districts. Two homes with similar prices can therefore have meaningfully different monthly ownership costs. We can research each home you're interested in and get solid financial projections to assist in your consideration of that home. Don't worry, we won't be going in blind.
What should I know before moving to Denton County?
Housing costs, property taxes, commuting patterns, school boundaries and ongoing development are worth researching before choosing a community. Buyers relocating to Denton County should compare individual cities and neighborhoods rather than treating the entire county as one housing market. Because Denton County is large; 41 cities and municipalities, I encourage buyers to build a good list of what they're looking for.
